U.S. Steel plans up to 820 apartments along Interstate 459 in Hoover

Update: The Hoover Planning and Zoning Commission on Monday night denied U.S. Steel's request to subdivide 140 acres along Interstate 459 for up to 820 apartments. See the follow-up story here.

U.S. Steel is getting ready to develop about 140 acres along Interstate 459 in Hoover for up to 820 apartments, Hoover officials said today.

The company tonight is asking the Hoover Planning and Zoning Commission for permission to build a road and divide its property into three lots.

The land is located on the southeast side of Interstate 459 between Preserve Parkway and the Patton Creek shopping center but does not extend all the way to Patton Creek. Access would be off of Preserve Parkway.

Efforts to reach U.S. Steel and a representative for Engineering Design Group, which filed the preliminary plat request with the city on behalf of U.S. Steel, have been unsuccessful.

Hoover planning consultant Bob House said he anticipates that U.S. Steel will develop the property in phases over 10 years or more, building one piece of the road at a time.

The only approval the company needs from the Hoover Planning and Zoning Commission is for preliminary and final plans, House said. No rezoning is required. Most of the land has been zoned for apartments for many years, House said. A small portion is zoned for single-family homes, but that section likely will not be used for this project, House said. There also are two small pieces of the property in unincorporated Jefferson County.

No approval is required from the Hoover City Council, House said. U.S. Steel, or whatever company or entity that may buy the land to develop the apartments, simply needs approval for the road and can apply for a building permit, he said.

The proposed lot closest to Preserve Parkway is about 40 acres, while Lot 2 is about 32 acres and Lot 3 is about 57 acres, according to drawings submitted to the city. The proposed road and right of way would take up 10.5 acres.

Lot 1 is north of the Ridge Crossings apartment complex, and Lot 3 extends to a point near the edge of the Lakeview subdivision. The name for the project is Hidden Valley.

The Hoover Planning and Zoning Commission will have a work session to discuss these items tonight at 5 p.m. at the Hoover Municipal Center in a conference room behind the William J. Billingsley Council Chambers. The action meeting is scheduled for 5:30 p.m. in the council chambers. Both meetings are open to the public, though space is very limited in the conference room.
