Signature Homes wants to add 108 acres to Blackridge development

Signature Homes on Monday is asking the Hoover Planning and Zoning Commission to add 108 acres to the Blackridge development at the end of Stadium Trace Parkway.

However, the developer is not asking for an increase in the number of houses that can be built, according to a proposal filed with the city. The number of houses that will be allowed in Blackridge would still be 1,150, including 650 houses on the 808 acres being developed by Signature Homes and 500 houses on the 823 acres being developed by Riverwoods Holdings.

That would lower the overall housing density in Blackridge to 0.7 houses per acre.

The property proposed to be added to Blackridge is being called the “boot property” because it is on land shaped like a boot along the Cahaba River, just east of the Signature part of Blackridge and just south of the 499-home Lake Wilborn development (also being developed by Signature Homes). However, it is separated from the rest of Blackridge by railroad tracks.

Roads in the “boot property” would be public roads, while roads in the rest of Blackridge will be private streets.

According to the proposal filed with the city, houses on this 108-acre “boot property” would be “medium-density” houses, on lots at least 60 feet wide, with at least 10 feet between each house. Single-story houses would have to be at least 1,600 square feet, and 1 ½-story and 2-story houses would have to be at least 2,100 square feet.

Signature Homes also on Monday night is asking the Hoover Planning and Zoning Commission to approve 40 new townhouses and a park on 6.2 acres in Ross Bridge currently zoned as a “planned commercial” district in the Ross Bridge Village Center.

In connection with Signature’s purchase of this property and other property from Daniel Corporation, the developer of Ross Bridge, Signature was allowed to build 178 dwelling units, including up to 110 multi-family dwelling units.

However, if this new 40-townhouse development is approved, Signature has agreed not to build any more multi-family units in Ross Bridge. The remaining 138 houses all would be single-family houses, according to the proposal.

The Planning and Zoning Commission has scheduled a work session for 4:30 p.m. Monday in the conference room behind the William Billingsley Council Chambers. An action meeting will follow at 5:30 p.m. in the council chambers. Both meetings are open to the public, but public comment typically is only taken at the action meeting.
