Property near Trace Crossings being marketed for potential development

Approximately 155 acres of land located at the southwest corner of the intersection of I-459 and Highway 150 are now on the market for development.

The property is listed for $25 million at $161,290 per acre. Lee Willcoxon said the land has been in his family for more than 100 years, having originally belonged to his great-grandfather. The range of mixed-use development occurring in the area around the site prompted his decision to put it on the market.

“We just thought the timing was right,” said Willcoxon.

The front part of the property is zoned for commercial use and the back part for agricultural use. Willcoxon said he has received a range of proposed uses from potential buyers, including medical offices, an office park, condominiums, garden homes and a senior living facility.

“Retail is a common theme in all of the conversations,” he said.

The property is prominently located near Trace Crossings, The Grove Shopping Center, UAB Medical West’s FED and the Crossings of Hoover development. Willcoxon said there can be two lanes going in and two lanes coming out of the property at Stadium Trace Parkway. 

USS Real Estate has several acres of property adjacent to the site, and Willcoxon said the properties could be combined for better access to Highway 150.

“We're looking for a developer to come in with a master plan,” he said. “This could be a real nice development for the community.”
